Preparation guide
Example workflow
Confirm scope and quantities
Example: start with "Damp check and moisture barrier", confirm the required quantity and client inputs, then agree completion criteria for each item.
Review and approve the quotation
Confirm acceptance evidence for "Egress window or light well (allowance)", all line quantities, exclusions and quote validity with the customer, and retain the approved version.
Deliver and prepare billing
Confirm completed quantities, site photos, agreed test results and any remaining remedial work. When the agreed milestone is complete, prepare an invoice using actual quantities and approved changes.
Finishing a basement turns bare concrete into a family room, office or guest room. The estimate depends on what is found down there: damp, low ceilings, ducts and pipes in the way, little daylight. This template begins with the moisture check, prices framing and drywall by the square metre, and treats any new window opening as an allowance, so the homeowner sees which costs are firm and which wait on the survey.
Fields to prepare
- Deliverables and line items
- Damp check and moisture barrier, Stud walls and insulation, per m², Drywall, taping and paint, per m², Egress window or light well (allowance): specify the planned quantity and delivery scope for each item.
- Damp check and moisture barrier
- Record the readings and where you took them; the client keeps the result even if the job does not go ahead.
- Stud walls and insulation, per m²
- Measure the wall area net of openings and name the insulation, so the per-m² price can be checked.
- Drywall, taping and paint, per m²
- Say how many coats of paint and what finish level the drywall gets, since basements show every flaw under low light.
- Egress window or light well (allowance)
- Treat any new opening in a foundation wall as an allowance until a structural check confirms what is possible.
- Site and measured quantities
- Record the site, work zones, areas, lengths or counts, and access hours.
- Materials and work stages
- Specify materials, labor, removal, disposal and making-good allowances, and completion criteria for each stage.
- Scope to agree
- Start with the moisture check and say what happens if it fails, price walls by area, and keep any new window or exit as an allowance until it is surveyed.

Frequently asked questions
What if the moisture check shows water getting in?
Then finishing should wait. Say in the notes that the estimate assumes a dry basement and that waterproofing or drainage, if it is needed, will be priced separately before any walls go up.
Do pipes and ducts under the ceiling change the price?
They do. Boxing them in takes time and material, so measure the runs during the visit and add a line for it, or note that existing services stay exposed and painted.
How is the sales tax worked out on this quotation?
The worked example above uses an example rate of 8%: $686.40 on a net amount of $8,580.00, for a total of $9,266.40. The editor recalculates all three when you change a quantity, a price or the country.
Is this template free?
Yes. You can fill in this template and print it or save it as a PDF without an account, and there is no payment step and no watermark on the document. Saving it to your account and downloading Excel or Word files need a free account.
Can I change the layout and colour?
Yes. The editor offers other layouts and a document colour for the printed page. Changing them moves no figure: the lines and totals stay as they are, and the PDF, Word and Excel files follow the layout you pick.
